Homes and condos
Single-family homes, condominiums, new construction and waterfront property. Gino represents buyers and owners and handles rentals for owners of homes and condos.
The questions change from one Bonita Springs property to the next. A house on the water raises flood zone and elevation questions; a condo raises questions about the building’s inspections and reserves; an older home raises questions about its roof, windows and systems.
Commercial property and land
Office, medical, retail, restaurant, industrial and flex property, plus lots, teardowns and development parcels. For investors, the numbers only work once you know what the site supports, what it will cost to build and what the finished property will sell or lease for.
What a builder checks
Flood zone, required floor elevation, setbacks and zoning decide what a property can become. Gino checks them before an offer, along with the roof, windows, structure and systems that drive cost and insurance.
Gino spent more than 30 years in construction, including as CEO of Nello Construction, and now leads Nello Build. If you plan to renovate or rebuild, Nello Build works in Bonita Springs and Estero, and Luca Architects designs homes across Southwest Florida.
Working with Gino
Gino Torriero is a Florida real estate sales associate, license 3564197, brokered by The K Company, LoKation Real Estate. He works from Naples and covers Bonita Springs along with Estero, Marco Island and Fort Myers. Send the address of the property you are looking at and what you want from it, and he will tell you what he sees and what he would check first.
Some properties are worth keeping and improving; others cost more to fix than to replace. Gino walks the property with you and tells you which. See also Estero and Naples.
