01Know what the property allows
Flood zone, required floor elevation, setbacks and zoning decide what a property can become. You should know them before you make an offer, not after. Gino checks the FEMA flood zone and compares the floor elevation with what is required today.
02Understand the cost of the work
Some properties are worth keeping and improving; others cost more to fix than to replace. Gino walks the property with you and tells you which. In a flood zone, if the cost of improvements reaches half the value of the building, the whole house must meet current flood rules, and that changes the math.
03See past the finishes
Dated kitchens put other buyers off and can hide good value. The roof, windows, structure and elevation are what really drive cost and insurance.
