Property types
01Office and medical
Owner-occupied buildings, suites and professional offices. Medical space brings its own requirements for plumbing, mechanical systems and accessibility, and the cost of meeting them belongs in the price.
02Retail and restaurant
Storefronts, strip centers and restaurant space. A restaurant depends on ventilation, grease handling and fire protection, so a former restaurant can be worth more to the next operator, or less, depending on what is already in place.
03Industrial and flex
Warehouse, workshop and flex buildings. Clear height, loading, power and the condition of the roof and slab decide how the building can be used.
04Mixed-use
Buildings and sites that combine retail, office and residential. Zoning and parking decide how the uses can be combined and how much can be built.
Reading a building before the numbers are set
Gino Torriero was CEO of Nello Construction, an ENR-ranked general contractor in Pittsburgh that built schools, churches, university buildings, banks and offices. He now leads Nello Build in Naples.
Before a price is agreed, he looks at the roof, the building systems, code compliance and what it will cost to fit the space out for its next use. For a buyer, those findings become part of the negotiation. For an owner, they show what a serious buyer will see.
Buyers, owners and investors
Gino represents buyers and owners of commercial property in Naples and across Collier and Lee counties. For investors, the numbers only work once you know what the site supports, what it will cost to build and what the finished property will sell or lease for. More on land and investment property.
When a building needs work, Nello Build can price the fit-out or renovation with open books, at cost plus a fee, so you know the real number before you commit.
Selling a commercial property
For owners, the same review works in reverse. Knowing what a buyer’s inspector or contractor will find in the roof, the systems and the code review lets you price the building honestly and answer questions before they slow a deal down. Gino walks the building with you before it goes to market, so the first serious buyer does not set the terms.
