What Gino handles
01Single-family homes
Houses on their own lots, from older homes in established neighborhoods to newer houses. Gino represents buyers and owners, and he reads each house for what it is built from as well as how it looks.
02Condominiums
Condo units along Gulf Shore Boulevard and across Naples and Southwest Florida. Under Florida’s condo safety laws, many buildings now need milestone inspections and structural reserve studies, and buyers should read those documents before they commit. More in buying a Naples condo under the new condo laws.
03New construction
New houses and spec homes, including homes Gino has developed himself, such as Bayshore on Lunar Street in Naples. In a new house he looks past the finishes to how it was built.
04Waterfront and Gulf access
Bay, canal and Gulf-access property, where the flood zone and the floor elevation matter as much as the view.
05Rentals for owners
Gino also handles rentals for owners of homes and condominiums, including 4000 Gulf Shore Blvd N, Unit 900 and 4341 Sonoma Oaks Circle.
A builder’s eye on every house
Gino Torriero spent more than 30 years in construction. He was CEO of Nello Construction, an ENR-ranked general contractor in Pittsburgh, and now leads Nello Build in Naples. That background changes what he looks at when he walks a house with you.
The finishes are the easy part. The roof, the windows, the structure, the systems and the floor elevation are what really drive cost and insurance, and they are what Gino checks first. Dated kitchens put other buyers off and can hide good value, while new finishes in a house that sits low can hide an expensive problem.
Before you make an offer, he gives you a realistic idea of what the property will cost to repair, improve or rebuild.
From purchase to finished home
If the plan is to renovate, add on or rebuild, Nello Build and Luca Architects can take the property from purchase to finished home. Nello Build has written about whether to renovate or tear down an older Naples home and how long a custom home takes to build.
